WHAT THE TIMBER FRAME PLANS INCLUDE
Timber frame plans are detailed, clear and include traditional joinery or metal connectors.
Every drawing is precise, and easy to read with detailed joinery. However, when there are questions, DW Design will personally provide technical support on each and every project.
Structural engineering will be performed on all timbers prior to the 3D model being finalized. This engineering performance is done with professional software.
These softwares are accurate structural design softwares created especially for residential architects, professional home designers, engineers and design/build contractors.
The plans for the majority of frames will include the following elements, but the presentation of these drawings will vary depending on the size and complexity of the frame and the style of the building:
Each Exterior Frame Wall will be viewed as if looking from outside to inside. All joinery will be labeled, all timbers will have over-all dimensions with corresponding numbers to the production & timber lists. Complicated joinery will have extensive details and measurements.
Detailed Joist Framing will show the placement of all floor joist from the first floor to loft areas, stairway openings, etc..
Sections will show details of the frame as if it was cut in half from the rafters to the post bottoms. The sections specify the timber frame style (bent or common rafter).
The Rafter Plan will show rafter placement, location of dormers, valley rafters and other roof elements, to include skylights and chimney openings. Each timber will be dimensioned relevant to it's location and be given a production number to correspond to the production list.
Itemized Timber List will detail the quantity, size, wood species, designated name and production numbers. All this is needed to build your home in an accurate fashion without costly errors. (This list is also helpful in generating an accurate construction estimate.)
